There is nothing legal about 21st Century. They have no acctual legal staff. The BBB rates them FFF, and are currently under federal investigation. Stay away from them. |

They have contacted me several times. They change their name often. They seem as if they are a little shady. I will not work for them.

I have been called 6 times by this company. The first two were to be signed on the same day and I was offered a payment higher than their norm (for driving long distance). After many phone calls I was never paid the promised amount for the one that closed. The other was not aware he would have to bring money to the table. On subsequent calls I have told them I would be willing to do another one if they paid me the amount that had been promised, but it never came. Every other time they have called me the borrowers have either not known about the money or did not even know about the modification paperwork in the first place. Avoid them like the plague.

Hello I am back I posted before on this subject matter under Dybamic1 wekk as of today I still am fighting this company.. I turned them in to the BBB to no evail! I would never do anything again for this company...I have a cousin who is a corporate Lawyer in St. Louis I am thinking of calling him to see if there is anything I can do to receive my small payment it is not so much the money but the abuse of our time and income! They should not be able to get away with this. They still have a A rating with the BBB, and the BBB has not responded to me only one email with a case# I will keep everyone updated once I speak with my cousin. Good Luck To All Of You |

I have worked for them 3 or 4 times. 2 out of 4 cancelled before their app't time with me. I have been paid for the app'ts I had a chance to complete. I will not work for them again should they call. They are not trustworthy to do business with. Bonnie

BEWARE OF THIS COMPANY!!!! I had been contacted by 21st Century to do a signing today at 5pm in New Jersey. I recieved a call from the borrower at 4pm saying he wants to cancel the signing because he Googled their name and found alot of articles saying they are frauds and scam artist. I didn't know what to say. I never worked for them before. At this time I called their loan officer Shawn Bryant & his supervisor Andrea Parker and could not reach either, so I left messages.. Of course no one called me back. After calling two other phone numbers I finally got Lea on the phone and told her what was happening. That the borrower is cancelling the signing and why. She said, did you go to their home and I said no not yet, that the signing is at 5pm and the borrower just called at 4pm. She then replied that I would not be paid for anything. I asked her what about my printing fee and she replied that they don't pay for printing. What a joke!!! I also turned down two other jobs in the same time slot. I told her I now know how they earned their SCAM ARTIST name. I WILL POST THIS ON EVERY SITE I CAN FIND.

Why would a home owner in trouble want to pay $1500 on the HOPE they might get a loan mod, they aren't guaranteed anything.

Tho' the paperwork they were to sign said 4.5%--and, of course, no guarantee that it will happen. They felt that the 4/4.5 was a 'bait & switch' and declined to continue.
As this co's track record with me now stands at 50% AND I now have serious doubts about their motives, I'm not taking any more. Also, the co. gave me 2 different names when they called, tho' the paperwork was identical in both cases. Not a good sign.
Question for those who have done many of these: Have you ever been called to do the actual Loan Modification? Anybody????

I've done 2 jobs for this company and I won't do anymore. It's just not worth it and I feel they are evasive abut exactly what they are offering and what the fees are for. Asking clients to sign blank pages that will be filled in later? I don't think so! The clients had MANY questions that I did not have the answers to and phone calls to 21st Century were not very helpful. The gal I spoke to offered to give me her boyfriends cell number. What?! I found this compnay to be unprofessional and possibly unethical. Notary beware!

They're bouncing checks now.
If you call the office and inform them they will issue you a money order, the reason why the check bounced is because they changed banks, but they will also pay the fee that you incurred because of it. |

I've done several for 21st Century as well. Too bad the borrower doesn't know that Fair Housing does it for free. Those post dated checks they want us to collect is for their fee, none of it goes to their mortgage co.

I have done several loan mods for this company, and true....a lot of times the borrower does not know about the post dated checks (usually 3 to 4 of them) that they are to have ready when I arrive. The borrowers are normally afraid and skeptical, and full of questions I cannot answer. However, I will be positive (knock on wood) and say that I have been paid for most of the closings I've done...there are 3 still outstanding and should be paid soon, hopefully. The borrowers seem desparate and are unsure of what exactly they are getting themselves into at times, and I have found myself having to explain the situation to the best of my ability, which isn't much, because 21st Century isn't real clear on discussing the process with even me; but I feel that any reputable company should fully prepare the borrowers for what exactly they are signing and how the process works....

The woman, who, I picked up the loan modification for 21st Century tonight had all the required documents in a neat file typed out and this was a first.
All the modification documents have been emailed to me to print.
21st Century, if I understand the application process correctly, wants to have the client/borrowers sign the forms and 21st Century will fill in the additional info later.
I have 1 person who never answered her phone when I confirmed the appointment and of course that one never happened.
Mosley & Mosley in Orange County(another loan modification company) truly want the application and other documents completely filled out and that can take an hour + or more.

So, here we go again - got a call for an application for tomorrow - we'll see how this plays out....
BTW - the docs are being sent to me and the borrowers have to fill out the paperwork - how do you get so lucky, Joan???...<G>
P.S...just spoke with borrower - he doesn't have the money to give me - looks like this one's dead too!!
Ugh.

I have been paid qickly and the 4 borrowers I have taken applications for all had the documents sent to them before I arrived. Maybe these borrowers had a computer and had email and that is why they had the documents. I really don't know.
I am picking up an application for them tomorrow.
This company is opening a loan signing company to handle the loan modifications for their borrowers.
I sent my notary info over to them.

Hi Joan...
The one I was scheduled to do for them was a totally different story - docs sent to me via e-mail, NOTHING filled in - for $65 I was to print docs, go meet the client, sit while she partially filled out the forms, collect supporting documentation, make SURE I collect the checks, and ship back... and the lady was very unsure and nervous about doing this...I'm really kind of glad that particular appointment canceled (by the homeowner) - I have a feeling it would have been a long afternoon..
Seems to be my luck with these things - I accepted an assignment for a structured settlement a couple weeks ago (different company btw) - *fairly* decent (should say *acceptable*) fee - e-docs to me...NOTHING FILLED IN AGAIN!!! So I was supposed to sit there while the client attempted to fill out 20 pages of forms....this one was also canceled by the client when I called to confirm the appointment...
I don't seem to have real good luck with these things!!

This is a loan modification company. They will pay quickly but do not put your fee on the confirmation. You do not get paid if the borrower decides not to use them after reading the documents. Borrowers do not see any documents until you arrive. There are approx. 20 pages They also want you to tell the bo that you are a represenative of the company.
