I live in an area where I cover about 1,000 square miles with little competition. There are other closers, they don't travel, or they don't go "there", or.... And, it's me. Then companies call Realtors to close loans. The Realtors complain because the companies will only pay $50.00. Then I tell them that the minimum fee in the Upper Peninsula and Wisconsin NorthWoods is $100 for local and up from there. Thay ask, then why do they offer me $50.00. Simple, YOU SAID YES. Establish your fee and stick to it. You have to stay in business.

To understand my next rant you must understand my "no" rating. companies I have payment issues with and one "no" in front of their name on my phone. That way I'm quickly reminded of the issue. The worse the problems the more "no"'s. In one very distasteful, unforegiveable absolutely unjustifiable incidence they have received 5 "no"'s. That means, fat chance in hell. My Mother passed on Saturday, I could find no one to cover a rural closing, Bancserve was not answering. So, I did the closing. The borrowers were understanding when I called to let them know I was having issues and would be late. But, I called. They never mentioned any problem. They even said, as long as we make our 3pm appt we're just fine.

The complaint from Bancserve. YOU"LL LOVE THIS..... I USED THE WRONG DOCUMENTS. How the hell does the notary use the wrong documents? I use the documents that are sent to me. But, instead of putting the blame on the BROAD, Darlene Huffman at Hallmark Title, for sending me the wrong docs, they blamed me. ME. How can I send myself the wrong docs. And, at the closing I found the HUD was wrong so we printed the corrected after they emailed the borrower with it. Then I noticed the SOMEHOW forgot to include the NOTE in the package. I mean, please, THE NOTE. That's the most important document in the package. They emailed that too. So, apparently, not only was what the broad sent me at my office wrong, what she sent to the closing was wrong also. And all of this is my fault.

All of this the Monday afte my mother died. And they still insist the problem is all mine. So, I will agree, the problem is all mine. And finding closers to cover rural areas of the Upper Peninsula and Wisconsin NorthWoods will be ALL yours.

Not one appology, not ONE.....

This after a nearly 15 year relationship. I wish I could say I will miss you. But, I can't. You have 5 No's in front of your name.

One of my favorite companies. Have been very fair on fees.
Sometimes fees will vary depending on nature of the deal,
simply negotiate.
Usually can my own appointment time and most details are
worked out with title.

How can a company be so highly rated on NotRot and on here when according to their contract they'll only pay $75.00 for a signing with eDocs?

I'm seeing people saying they've negotiated for $$$ fees and that they're smaller signings but I'm in a notary concentrated area and exactly how small are we talking about?

They would have to be very close, and very short signings and even then I probably wouldn't do it for under $100.

I generally like BancServ (no e on the end) but lately they've been working with a title company that expects to book an appointment with the notary one hour prior to the appointment instead of telling the borrower their time requested isn't doable and request a more reasonable time. I've had two requests like this in a row and they think nothing of this practice I find appalling.

So I was called at 9:00 am for an appoiontment at 10:00 am that the borrower had to be out of by 11:30 a.m. At first I thought it was doable but then they told me he had a POA to also sign for his wife's name. First off I would likely have a black mark on me for arriving late depending on the print job. Not doable, it would have been a disaster that caused the borrower to miss his appointment and errors that would cause me to come back.

I don't usually do this, but I turned it down unless they gave me time negotiation privileges. They don't like to allow the notary to contact the borrower to work out a time so I just let it go. I wish the person who takes it luck. The borrower will obviously miss his appointment.

Yes, love them! I get about 90% of my work from Bancserv. Very fast payers and unlike other signing companies they allow you to contact the title companies for questions. The settlement agent contact info is on each confirmation.

Did a signing for bancserv on the 27th of September, and received payment on th 5th of October.

A decent fee can be negotiated with this company ONLY if you are not in a notary-saturated area. If you haven't received a check by 30 days--get on 'em. They also cancel at the last minute more than most.

Don't agree - I have many better paying clients that get docs to me well before the appointment time. I know that Bancserv does not pay $125-$150, which is what I regularly get from my other clients and I have less hassle with getting docs. Bancserv maxes out at $100, which I only accepted because the closing was one mile from me. My higher fees are also the reason why Bancserv does not call me often. I don't need Bancserv and will be fine without them.

I've never had any problems with them. I do an average of 10 signings per month for BancServ; they send docs on time, and ALWAYS pay very promptly.

If you say you'll never do another signing for them, you're just cutting your nose off to spite your face...they're one of the best out there.

Accepted another one from Bancserv. Docs did not come in until after the appoinment time. Absolutely no communication from Bancserv or the TC, despite my calling and emailing. Will not do another for them.

I just did my first Bancserv last Friday. It was edocs and the package was a regular refi with 109 pages. I did get more than the $50+$25 edocs fee that they offer in their notary agreement, but it was EOM and they were desperate calling at 8 PM. The borrower didn't even know we were signing that night until I called him.

I had read that their packages are small but I cannot see doing a full regular loan package with edocs for the $75 fee they offer in their contract.

Bancserv is good, they pay fast. Always a few days after the signing is my experience and their packages aren't that big.

Been doing closings with them for years with no problems whatsoever. I find that contacting the original scheduler whenever I need to follow up on payment works best for me. It's usually an understandable oversight.

Just received payment for a signing with Bancserv within 15 days. Trying to post the good when it happens so I do not forget to acknowledge when someone upholds their end of an agreement. I think they deserve credit when due.

I've been signing with Bancserve for years. They're a pretty good client. Brady is the guy in charge of payments. They have a payment cycle, it's either once or twice a month. E-mail contact works but you may have to follow up. I've always been paid.

Has any one had problems with being paid by these people? I did a closing for them on Oct. 11, 2010, I have called, emailed many times and am always told the bjohnston@bancserv.com will not respond to any requests. I would appreciat any suggestions.
