This company kept sending me emails about how I needed to finish filling out my vendor information. Thing is I never signed up with this company. I would send them emails asking whether they actually had someone claiming to be me sign for their website and if so if they could provide me with information as I didn't appreciate the fact someone was impersonating/claiming to be associated with my company. They would never respond.

I either got so fed up that I told them to stop contacting me or that I blocked their email completely.

It's been my experience that anytime a company contacts you as if they know you or have spoke to you before when they haven't, it's never a good sign. If they're going to be dishonest about that, what's to stop them in regards to payment?

Did an assignment for them in October 2013 still waiting for payment!! Avoid them like the plague!!!!

Haven't been paid by Land and Law since August ....they owe me over $500 for work performed, and I haven't seen one dime!

The owners wife is a S.C. Attorney.

I suggest anyone who has done work and not been paid or contacted file a complaint with the South Carolina Bar, and Better Business Bureau.

Linda is attempting to provide legal advise and clearly is not an attorney.

Laws vary from state to state as to whom it liable and title does not care at all.

I was paid (after them being behind 90 days) after going to the police dept. They were going to charge the person who hired me from Land & Law group. According to PA law under theft of services it applies.

I would suggest looking at your state statues for theft of service and bring all info you have to the local police and ask them to file charges. When you accept an agreement to do a notary job and complete the act it is a contract and service provided. Theft of service usually applies to the person that actually agreed to pay you (i.e. the employee that hired you at the company).

I am not providing legal advise simply telling you my story of how I was paid.

Posting this on both posts just to make sure it's seen:

Do NOT contact the borrowers - they are out of it - they paid all fees through the HUD and have no obligation to you at all.

Contact title, contact the hiring party (good luck with that - known non-payer) - and if you want to know where they're sending their first payment, look at the First Payment Letter included in the package (or look at the HUD) - hopefully you kept the docs on your computer. But do not contact the borrowers.

I'd draft a demand letter and send it to Land and Law with a copy to title - also, if an attorney is head of Land and Law (which I've heard but have not confirmed) contact that attorney's Bar Association about his non-payment.

By the way- start screening all companies that call you unless they have a good history with you. This Land and Law Group is relatively new but has had nothing but complaints about them for nonpayment right from the very beginning - apparently they thought this would be a good venture to get into but nobody told them they have to pay their notaries.

I've done a few for them and have always stayed on top of collecting my fee from them..I did have to call to remind them but after i call check comes 2days later.

I FINALLY got a check today for a signing I did on 5/18.

They asked me for a W-9 several times even though I sent one with the original Invoice and included one in each statement I sent.

They were very persistent in calling me to complete their vendor packet but I did not send it in. Taking 90 days to get a check just isn't acceptable so I won't be completing their paperwork.

I was wondering if anyone has had trouble collecting from Land and Law Group in Landrum, South Carolina?

I did a closing for them over three months ago and still have not been able to collect. The closing was a standard refinance and there were no problems.

They have written to me on four different occasions asking for my W-9 which I sent them each time with a duplicate invoice. Still no payment.

Early on they asked me to sign on as a vendor for them and I obliged by filling out and returning their form. Then, three different times they asked me to return the form. Geese! Are these people unorganized or what?

Anyway, please pass your experiences with this agency along so I will know whether it is just me or is everyone having trouble collecting from this company.
