Very good points. I do usually let them know why I am cancelling, never use Notary 123 but leave it as "have heard" that your payment is slow or non-existent, and I do let them know as soon as possible. I understand they, too, are in business - just that I don't want to be used unfairly.

I once cancelled on an agency within 30 minutes of acceptance and gave a good reason. They didn't appreciate it and held it against me by writing lies about me in their file. That's how serious they view your backing out of something you've already accepted because it's a pain for them to deal with finding someone to take the job. I'm referring to U.S. Certified, they once paid me $90 for a six person signing that took 2 hours. There was also an issue of one of the signers who didn't have a valid ID causing more delay with having to get neighbors as witnesses. They were really cheap and difficult men to work with. Imagine after the good job I did for them for a lousy $90 and they later wrote lies about my cancelling a job on them. Never again.

I see cancellations as a two-way street. I have had scheduled closing cancelled at the last minute but I will continue to do business with that company if they have a good history with me. If I see a habitual pattern, I don't accept. On the other hand, I have backed out of accepted closings for many of the same reasons you stated, but don't necessarily state that as a reason when contacting the company. If you do cancel an appointment, be considerate of your timing. If I find that the loan packages are exceptionally large, and require fax backs, or any extra work, I will try to renegotiate a higher fee before cancelling. I'm wondering what the repercussions are for a notary who cancels a signing on time and for good reason. Is she/he badmouthed on certain channels because of the cancellation and does he/she have a chance to rebut the remarks made by the signing company. I have had a number - over a 10 year period - of signings which I canceled due basically to bad rep on Notary 123 and also due to lack of information before I agree to a fee for the signing and then find out that there are 34 pages of fax backs, over 200+ pages of double copies of e-docs.
