I have a friend who has been so frustrated with not being paid for almost 3 months now that he finally texted the SS owner threatening to place calls to the escrow company for payment first thing on Monday.

I thought, how ingenious. In all my years of being in this business, I'd never thought of doing this. Seems like there are more deadbeat signing services on the radar screen currently than ever before.

I doubt the SS will pay up, but at least the Escrow Company gets to hear one more time what a dirty rotten scoundrel their SS vendor is.

So what do you do now? You've contacted the offices of the signing service who agreed to pay you for signings and now they don't answer their phones, return your messages, reply to your emails, faxes or written requests for payment.

Contact the escrow officer, let them know you haven't been paid. They should know the caliber of signing service they are working with. You'll either get paid faster or title/escrow may cut you a check.

In any case, it makes no sense whatsoever to be left holding the bag while the SS has been paid in a timely matter after the file closes and you can't get your money?

In the future don't work for these people again, even agreeing to being paid in advance via credit card or PayPal is futile because it allows them to stay in business, and why should notaries support these nonpaying companies and allow them to flourish.

The very person who agreed to pay you can't make themselves available to you on the phone? That's BS because this business is very hands on and requires 24/7 attention. They're not talking to you because they've already spent the money and don't have it to pay you...Shoe string operation.

Move on to better clients and don't accept work from these flakey SSs.
