Hello All,

You might see this same posting in other forums as I it might span across a couple of topics.

Today is October 21, 2012, and I feel compelled to draft an email of my experiences over the past five years of being a Notary closing agent.

First of all keep in mind these are my own thoughts and opinions, and not be considered anything more than just that, "my opinions and experiences."

Over the past few years, I have performed over 2500 re-fi closings/reverse mortgages/personal identification and purchase and sales in the state of Vermont. I have kept track of all the companies who have hired me; an Excel sheet that tracks the borrower, date of hire, date of payment, amount paid, and company. I have compiled a list of who I will accept jobs from and who I won't. I've also rated each company by how quickly they pay. Needless-to-say, I have now come to the conclusion and have stated my own policy that unless the company pays me ten (10) days after the notice of cancellation (N.O.C.) has expired (and I get it in writing per confirmation of the job) I will not accept the job.

I am also no longer investing time in "chasing down payment." If the company fails to pay me in a reasonable amount of time that being 30 days, I call the lender, and I ask to speak with a manager, getting their email so I can forward the "confirmation of hire and price." I clearly explain to the lender that I will file a lien and file it with the town clerk, and I will notify the borrower. I've had to do this twice. As anyone can imagine, it was upsetting to the borrower due to the fact that they had already paid my fees.

Essentially, "I" am all done with companies who use excuses, such as "our accountant only comes in on Wednesdays, or we've had some problems with our computer system, or our policy is 45 days, or my dog ate my checkbook..." (yes the last one is sarcasm).

I would like to see this forum have a policy provided to the companies that call and hire us, ”the notaries”, to clearly explain to the these companies that if you're going to use this website to facilitate your business, we demand prompt payment without demand. In addition to putting a rating system that is an easy reference for newbies and experienced notaries to quickly check the viability and the payment policy of the company. Maybe something like the “Five best/Worst Companies to work for or not.”

Either way, when I started out I would have appreciated someone saying to me, “Request payment within a certain period of time.” Some companies will accommodate, some will not, but either way it saves a lot of time chasing down payment.
