Just took it recently because they sent me an e-mail saying I'd get more signings if I passed their test. So, while waiting for docs, I took it and passed. Renee is most assuredly correct in that you need to 'read their minds' on a number of questions as 'none of the above' or 'it depends' were not options.

Then, after passing, I got yet another e-mail telling me I had to lower my fees to even have a chance of receiving a call.

Well, that's not happening as their suggested fees are way too low.

My advice to you would be to spend the time you're now wasting attempting to pass a 'bad' test given by a very, very low-paying co. LOOKING for better companies who pay well.

If you don't value your time and experience, nobody else will.

I see multiple incorrect answers, but commend you for your efforts to increase your knowledge in loan signings. I've never taken a test that didn't leave me frustrated, as they ALWAYS have one or two questions that leave you no choice but to try and read their mind about their own version of what is "correct".

This particular test contains its fair share of such questions - for example, the "correct" way to sign in a Trust. The real-world correct answer is that some lenders want just the name, some want the name + trustee, and yes, I've had lenders who wanted the entire line of trust verbiage. Correct answer is to always ask - but that's not an option on the test.

Still, in my most kind & gentle voice, I encourage you to get a good study guide or course manual. I can see from your notes that there are some fundamentals that you need help with, and some answers you're getting correct but by luck alone rather than solid understanding - eventually that too will cause you problems. Studying from a reputable manual is the best way to make sure what you're learning is in fact correct. My best to you!

This thing is a different kind of difficult from the 123notary test in that it gives you no feedback at the end of the test as to what you got wrong, but (I think) gives you unlimited time to complete (although it could be that I went over the time limit). I put three hours or more into taking notes for it and looking up what I could as I went, although much of the information seems difficult to find without prior experience with their company or the companies they work with. Can anyone here check my answers?
Has anyone taken the certification test by FLEX and passed? This has been my second failed attempt at passing.
