The reason that incompetent signing companies get work is that they can take any job, anywhere. They have a database of notaries who they know can get the job done. For a Title company to develop their own database of reliable people is very hard, and many mistakes will be made.

On the other hand, if a title company is willing to put in the effort, they can hire a band of "boutique" notaries who are more expensive, but do a splendid job, and many title companies take the boutique approach to the problem.

With all the info we provide to become a mobile notary, can someone tell me how the dingbat signing services get business from the title companies and lenders? I have been doing this for 12 years and over 3500 loans completed. All of us have excellent companies that we work with on a regular basis but some of the people who call are massively strange and make you wonder how they find their way home after work. It scares me from time to time when I look on our forum and see I have a check coming from a few closings that other notaries are stating they have been ripped off. I'm guessing that I have lost about $1000 over the years with the low-lifes that rip us off. Just cant figure how they get a start-up. NO I'm not trying to start a signing service. Minnesota 7
