Linda, I like your posts! Yes I have won the lotery for strange things happening. Sometime I will tell you about the 4 different times title co's lost the attached checks, including the last one which was for 80k. Everyone under the sun calling me for 3 days til I guess they found it. Never an apology or a conclusion to it. I have that issue covered in my Hold Harmless agreement. I also believe in conscientious customer service but I believe even more in protecting myself from all possible legal entanglements that could occur.My real estate attorney also advised against talking to them. Collusion could be construed. Being beyond reproach is my main goal. Ca is the most litigious state and one learns to cover oneself even if it may appear to be overkill.

I agree, Linda - talking to the L.O. or anyone else connected to the whole process is something I'll go out of my way to do. Not only good customer service, but another way to make a human connection & hopefully leave a good impression.

Odd, Dan, that you've had so many bad experiences (and anything involving trials or depositions can't be GOOD!). I wonder if these were from the old sub-prime days, if you won the lottery on working with those 'most likely to be sued'??

I have absolutely no problem speaking with the loan officers or anyone else in the loan process. I'll speak with lender, underwriter, title, LO, county recorders - no matter to me - IMO when we take the package to get it signed we're working for all of them so I don't mind communicating with them at all. Speaking with anyone and everyone involved in the process is called "conscientious customer service".

I think there is EVERY reason for them to speak to us, not the least of which is we have their borrowers' paperwork and are facilitating their closing - if borrowers have not been able to reach them from the table, a simple "yes, it closed, but they do have questions and I've instructed them to contact you" is all that needs to be said. In the event the borrowers refuse to sign even after contacting title to resolve the issues, then it's "No, they refused to sign despite my best efforts - I've instructed them to contact you".

IMO your refusal to communicate with them may cost you in the end...you may be breaking off a great marketing opportunity for future business. You may want to re-think that.

Before, during or after an appointment? I used to do it, but it always has made me cringe. I dont do it anymore. While I have never been guilty of any wrong doing, but after being called into court several times, a deposition, a trial, and lots of requests for my journal entries, I feel that just speaking to them could be construed as colluding with them if anything ever came up in the future. Before appts, is usually because they want me to rush them into signing before they are ready etc, during the appt, its usually arguing with them over how the AKA statement doesnt cover the notary and the ID and sig line name discrepancies. After the appt, its usually to find out "oh, did they sign and is everything ok" . My response to them is that they need to call their borrower/client and ask them if they had any problems or questions, and also to chew them out for not answering the borrowers calls during the appt and wasting my time. I have a stock instruction to signing co's these days and that is not to give my contact information to anyone esp loan agents. There really is no need for them to speak to us.
