I am looking to phase out my current 9 to 5 in the next 6 months, as my job and the petty, ungrateful managers are really making going to work a chore. I work hard and yet they still find something to nit-pick with me about and just about everyone else. Anyway, I live in the Bronx and work in Manhattan and will be taking the NNA seminar in late June. I also will order the full course from this site and an ebook by Alyice Edrich. I want to be as prepared as possible when it comes to my duties, as well as securing work. My 6 month goal is to be making at least 3-4k per month.

I was looking for input from loan signing agents in the NYC area.

1)Is the market overly saturated? 2)Is there still lots of business to go around? 3)Is it extremely hard to establish one's self in the beginning, in such a competitive market? 4)What is a realistic income for a new agent who markets aggressively in the NYC marketplace? 5)Unlike 95% of United States, it's relatively easy to get around in NYC without a car, as public transit goes darn near everywhere. As a result, I don't own a car (I'm in my late 20's). Can you make a respectable income in the beginning without a car, just doing signings in the 5 boroughs? I do plan on buying a car, as my income starts to increase, but car insurance and gas prices in NYC are just too insane for me to purchase anything remotely decent right now. My rent, student loan payments and other bills just eat up most of my paycheck.

Sorry about all the questions, but all input and suggestions would be greatly appreciated.
