7500 loans signed; Notary since 1994; My experience includes both commercial and residential loan closings for purchases (REO, short sale, and traditional buyer/seller), refinances, HELOCs, HECMs (reverse mortgages), and construction loans. POA and trust closings.

I am a full time Notary Signing Agent incorporated under the name Burrell Closing Service Inc., covering the Metro Orlando and Central Florida Area (primary area: Orange and Seminole counties; secondary area: Lake, Osceola, Polk, Volusia, and Brevard counties) from my home office in the Colonialtown neighborhood in Orlando.

I have been a Notary Public for more than twenty four years and a Mobile Notary (Signing Agent) since April 2003 with more than 7500 real estate transactions closed to date.

Service is available 24/7 on an appointment only basis. Same day appointments are usually available - just give me a call and we'll see what we can work out.

Closings are performed with strict adherence to lender requirements to ensure there are no funding issues. I am comfortable with all types of loan packages and will review all documents with the signers, referring any specific questions to their loan officer or title agent.

E-docs are welcome. I am completely mobile, able to download and print while on the road by utilizing my laptop and wireless card along with an HP LaserJet printer and Fujitsu ScanSnap S1500 scanner.

I am an approved outside closing service vendor for Fidelity National Financial, Inc. I carry $100,000 in E and O coverage. I have also performed many AmTrust (now NYCB) eSignings and am set up as a 3rd party closer in their Gemstone system. This allows you to designate me as the closer in the lender's system and I can access the documents utilizing my own sign-on and password instead of yours.

My rates are reasonable and I strive to earn your repeat business by anticipating and meeting the needs of both you and your clients. Please disclose the full scope of the assignment so I can give you an accurate quote based on the time involved for travel, completing the notarizations, and any other services requested (fax backs or scan/email back, etc.).

When service requires travel to many of the resort hotels in the area, a surcharge is billed to cover parking fees. This charge can range from $10 to $30, depending on the hotel.

General notarizations (Notices of Commencement, Lien Releases, VIN verifications, signatures on affidavits, POAs, wills, structured settlement documents, etc.) performed at a rate of $10 per notarization plus a travel fee determined by distance traveled. My base of operations is in the 32803 zip code (the Colonialtown neighborhood in Orlando).

Witnesses are the responsibility of the document signer. Please review your document(s) for witness requirements and limitations before our appointment so you can make arrangements to have witnesses available as appropriate.

Identification is required for all notarizations. Be prepared to discuss the type of ID you will be presenting so it can be determined if your ID meets the requirements of the Florida statutes.

I-9 forms: I will complete I-9 forms as an "Authorized Representative" of the employer, not as a notary public as no notarization is required on the form. If the employer requests "certified copies" of the IDs used to complete the form, I can produce an "Attested Photocopy" of each ID. Since this is an authorized act for a Florida notary, the attested photocopy would include my signature and official notary seal.

Payment is due at the time services are rendered. I accept cash, checks, and credit/debit cards. Credit terms for businesses is net fifteen calendar days. An invoice will be provided if requested.


Note: Florida notary statutes require identification be produced by the document signer. Please be prepared to discuss the type of identification you will be presenting. The statutes also require all documents to be complete (no blanks) at the time of notarization. If you are unsure of how to complete your documents, contact the person or company who produced the documents or the person or company to whom you are sending the documents. The notary completes only the notarial certificate, usually the last section of the document, and is not responsible for the completion of the document itself.

Title companies and signing services: If a mortgage or deed of trust is included in your document package, please ensure that the legal address is printed on the document or on the legal address exhibit (Exhibit A). It is not permitted to use a Florida notary public seal for mobile notary services outside of the State of Florida .
