You and your clients are represented by me with my nice mix of detail orientation and people skills that make your signers feel comfortable for a superb signing experience. I'm here to prevent funding conditions and can help protect your company from financial liability. I invest in my continuing education by being a member of the National Notary Association and loan signing mentorship group. I read your instructions and ask questions as needed. I check requirements such as blue or black pen color and if the documents are to be returned via FedEx or UPS. I contact signers to confirm and remind them to have their IDs ready, verify the names on their IDs match the names on the documents (and request them to provide a photocopy if applicable). I respect whoever gave me the signing, by giving the signing services company, escrow officer, loan officer and real estate agent the credit as the experts in their respective fields.

For real estate transactions, I bring particular attention to these to build trust with your signers: CD, Settlement Statement, First Payment Letter, Deed of Trust, and Note. One of things of concern by signers is vesting and if incorrect I notify you and assure them it'll be corrected by title and have them sign if applicable, so as to not delay the process. For primary residence refinances, I assure them they have three days to cancel (excluding Sunday and holidays) and I verify the NRTC signed date and the last day to cancel are correct, matching the NNA rescission calendar. While this industry is full of time crunches, I don't over-promise and am realistic so I communicate up front that I'll need to drop off next day when I'm booked all day. Even the best of us make mistakes, so if I or anyone does, I ensure they're corrected.

Prior to meeting, I call to confirm the signing and send a text message requesting they ensure: all signers are present, they have non-expired driver's license or other government issued ID, request a photocopy of front/back of IDs, if required by lender. I ask how signers' names appear on IDs. Closing Disclosure was reviewed and lender answered all their questions, and for refinances Per Diem Interest Disclosure form.


For safety during the pandemic, I wear a mask, use hand sanitizer, and provide a new blue pen and alcohol pad for them to keep. I confirm that I'm not exposed to nor waiting on tests for exposure and confirm the same for them and their household.
