Deed

Function: noun

There are various types of Deeds that a notary will come across. Deeds of Trust, Grant Deeds, Warranty Deeds, Quitclaim deeds, and the list goes on. The notary is not responsible for understanding what these different deeds are used for. A non-attorney notary is not authorized to council signers on what these documents mean either as that might constitute the unauthorized practice of law in many states. To notarize the signature on a Deed, the standard notary act would be an Acknowledgment. However, the notary is not allowed to recommened what type of notarization a document should receive.

Definition 1:
The legal document conveying title to a property is a deed. This is sometimes refered to as a title deed.

Definition 2:
A contract in the administration of a decedent's estate for paying off liabilities.
