I woould avoid this company. They assigned a signing for me in Washington and the client was in North Carolina. They have not returned my calls or email request for printing costs. The people needed to speak with on the phone are always "out of the office."

I recently performed a RESPA and closing for this company and have not been paid from this firm. Both of them were done in May and June respectivelyof this year. After filing claim this month with the BBB I got a response from Kosty saying a check would be mailed to me within a week. No check and I will be going forward with legal action. Stay away from this firm!

I've had no trouble with Genuine. They've mostly sent me on mortgage adjustments which don't pay a lot, & promissed bigger signings, but never came through. But they've always paid me. Once they even paid extra for me to deliver docs to their office.
I'd hang up & not do busimness with someone with a foul mouth also.
With many companies you need to be persistent with bugging them for your payment. Sometimes you have to put a guilt trip on them, or threaten to visit them. Once I had a probelm of $ with them. I took it to the head guy, & he eventually paid. They've been understanding & honest so far. But I'll be careful .
I realize that this can be time consuming, but you have to let companies know that you will collect payment from them, & be persistent. Eventually as word gets around they'll lose business. I believe that the ecomy will put many of these dishonest companies out of business. We need to stick together on this.

DANGER! DANGER! DANGER!

DO NOT ACCEPT ANY CASES FROM GENUINE TITLE COMPANY OR SERVICE FIRST MORTGAGE IN MARYLAND. BOTH WILL NOT I REPEAT WILL NOT PAY YOU. I HAVE BEEN STIFFED. AFTER NUMEROUS INVOICES WITH COPIES TO EVERYONE AND PHONE CALLS I NOW HAVE TO FILE FEDERAL AND STATE COMPLAINTS WITH EVERY LICENSING AGENCY IN MARYLAND AND VIRGINIA TO INVESTIGATE THESE PEOPLE. THEY DEFRAUDED ME OF $100 FOR MY NOTARY WORK. I REPEAT IF YOU TAKE AN ORDER FROM THEM YOU DO IT AT YOUR OWN PERIL. KOSTY SAFIR WILL LIE AND STATE SHE NEVER RECEIVED YOUR INVOICE. THIS WENT ON FOR WEEKS.

Like others, I worked for Genuine and they paid with no problem. Then I did a closing for them in a town about 60 miles from me. Genuine Title messed up the escrowed items and those docs had to be redone. I had to go back to the borrowers again. Long story short, I had to fight tooth and nail to get my money. I sent Carmen's letter to no avail. I even asked a couple of people on this forum for help and with their help, I recovered my pay-$300.00. They know who they are and I thank them for all their help. Stay away from this company.

It was Genuine Title that called. I posted on 5/7/09 about my first run-in with these folks. I've gotten several calls since then, even
though I have asked them to remove my name from their list.

The call Sunday night was just so outrageous that I thought everyone should know about these folks. I just hope they weren't able to find anyone willing to backdate.

There were other reasons why I didn't go. But, the main reason was not being able to reach Genuine to verify they would pay full fee if the person was not home. As I stated, they did not return my phone call that night and I have no desire to print and drive any distance for free. I've never worked for Genuine before so I didn't have any previous experience to fall back on. I did talk to the borrower the following day and the docs were wrong anyway. She was listed as a "single man". My signing would have been the second signing for her because the first set of docs were the same - vesting as a "single man".

I would have gone to the appointment even if I had not been able to confirm with the borrower. However, your circumstances may be different with possibly rural or mountainous areas and long travel distances.

Genuine Title has a horrible payment reputation anyway, so no big loss on that job.

Kosty has asked me to backdate and I refused. I accepted an assignment but couldn't confirm with the borrower because the only number I had was her work number. I called Genuine that evening to let them know I couldn't confirm and wasn't going to the closing. I never heard back from Genuine until the next day when Kosty told me I had to do the closing and date it for the previous day because it was my fault I didn't close it the previous night. I said I wouldn't do that and he said they'd find another notary. I've never worked with them before and they're now marked with a "no-no" on my phone.

I'm assuming you mean this company called and asked that? Or was it the borrowers...just want to be sure.

And good for you for refusing!!

It took a while, and many false promises, but... I finally got a check from Kosty for 2 signings completed in Feb and beginning of March. He seems to wear 1 notary out at a time, then prolong payment as long as possible. With all of the procrastination and lies, I was fearful of the check, but it went thru. Persistance paid off!!

How many jobs have you done with them? I have done several assignment with them with no problem and then they stuck it to me so I will have to see a lot more positive action on their part before I'll work with them again. They know they messed up because they haven't called me in six months since and I used to get called a few times a month before the mess up. I hope you have better luck with them.

I've read so much bad press about them - not just the no-pay issue but also the unprofessional conduct - that I won't work for them. They call me fairly frequently - I have them coded with my "no-no" ring and don't bother answering.

I agreed to do a short notice signing (7 pm call for an 8:30 signing) for Genuine Title, LLC on 4/24/09. I had not worked with them in the past. The docs weren't ready as promised, and the borrower was irate, as he had been waiting since 2:00 pm. I spoke with Mr. Konstantin Safir, President of Genuine Title, LLC at 7:30 pm, and he said the docs would be another 15-20 minutes. I told Mr. Safir that he needed to find another notary as the docs were not ready as I had been assured, and he explained to me that, "she's just the scheduler, she doesn't know anything".

I did not agree to continue waiting as he asked, and at that point Mr. Safir launched into a tirade using completely inappropriate language, told me to do something to myself that I don't think is possible, and then hung up on me.

After that, I decided to check this forum, and it appears I made a good choice in not taking that signing.

I did several jobs for Konstantin Safir with no problem until the last one I did for them last Sept.08. He paid me but shorted the check by 10.00. I tried calling numerous times also with no returned call or paid the last 10 bucks. They were so good about paying so I don't know what happened. I won't work for him again and I guess I should count myself lucky I only got stiffed for the ten bucks!

Genuine Title, LLC 11155 Dolfield Blvd. #100 Owings Mills MD 21117

I did a signing for this company; all my numerous invoices/calls/emails,and notices have been ignored. I believe this company and a Mr. Konstantin Safir in particular, use dishonest and fraudulent business practices on a day to day basis. STAY AWAY!!
