What Linda said. I hardly see packets with a single HUD anymore. A key sign to tell which is which is that line 303 of the Preliminary HUD will either be blank or have full amount of the loan where as the Final HUD will have zero or a small amout either from/to borrower. Probably shouldn't say thats ALWAYS the case but more often than not.

Also, yeah don't waste your time once the signer decline to sign. Call your Signing Company and/or the Loan agent let them know whats going on and have them deal with the signers. I tend to spend too much time at non-signings also and all the wasted time is just not worth it, especially with so many companies only paying partially for a non-signing now.

Title company sent over package with 2 HUD's. 1 Separate from the prepared loan package along with several other separate docs to signed. I did think it a bit strange, but went forward. When I arrived the client did not want to sign loan due to continued issues with loan officer, but wanted to see loan papers anyway. So we began. After they saw the HUD (#1) which was very different than the one they had gotten from there loan officer they only got more angry. They dug deeper in their paper then saw HUD(2) which was different again, well that tipped the cart! Needless to say they knew for sure they weren't signing. Now, the title company is asking me, and I quote "Just one questions since I’m sure it will come up. If the borrowers seemed like they were canceling before you even got to the table, why were the two HUDs presented to them? We are assuming the “second hud” was the one the lender has prepared in the loan package as part of the closing instructions". How should I reply?
