If a particular letter can even get a notorious company like ( you know who ) to pay, then it really works. Carmen is the one who got me to publish the letter, so lets give her the credit.

Not getting paid should not really be an option in this business. We have the power if we keep the information regarding the title company, lender etc. PLUS Carmen's letter REALLY WORKS. Try it. I did, as a "last ditch" effort, and got paid on all four of my deadbeats, one of them was SOX!

Not getting paid is a fact of life at times for every business person in the world including me more times then I care to mention. However, I could never wrap my head around this type of thinking over money. I'm with you, Shannon.

Did a signing 11/9/07. Made contacts sent invoices each month -- no answer! Can we get a listing to those SS out of business?? Do not take any signings from this list until they have a clean slate! We need to have the power we are "Officers of the State" but get treated like a demented third cousin!

Please do not misunderstand me, because I know how frustrating it is when clients do not pay. But, I "build-in" a certain amount of such happenings into my pricing... Also, I do not ever let them grow a tail...get too many signings ahead of the payments I've received from them. But, at some point, I "write off" ever getting paid and focus on servicing those who do pay. I never expend extra effort and time and attention to collections... It can consume you if you let it.
Further, it does your disposition no good at all!

Just a thought!

I haven't begun to seek my retribution because I have been busy. But when I do, I promise I will rain holly hell down on this punk. His life will become 100 times more miserable than he could ever imagine. Fortunately he owes me for only one. But thats enough. For me it's not the $$$ its the principle and my sense of total revenge that motivates me. So have heart. He will get his, I PROMISE!!

I am in the same situation. I am owed $475.00 I am so mad at them. This Frances is a chicken. He will not up to the accusations, nor try and contact for some kind of explaination. I heard that they filed bankrupsy. I am stuck, because on all the confirmations it does not have the Lender nor the Title Company.I will be suprised if we ever get paid....

I did one signing for this company and was given the LO's name and number to call after hours. I've pulled out that invoice dated in May of 06, the LO was Francis Ancero, Branch Mgr. for Countrywide Home Loans, Rosemead, California. Business # 800-257-1603 Ext. 3123, direct line 626-927-3123. The owner of Articulate was Bradley Clifford but remember my info is almost 2 years old. Hope this helps.

Obviously he is listed and has paid for his spot on 123. The thing is he owes me and a bunch of us a lot of money, and is not paying. He is dirt. And as far as I am concerned, I wouldn't mind if he were hit by a bus tomorrow. Is there anything you guys can do (like remove his listing - I wish) so he can not continue accepting and giving out signings through this site?

Frances, If you read this... &*^%$%%%%!
